The City of Shaker Heights is seeking proposals from qualified planning professionals to prepare zoning changes. The central work is to prepare an update to the C-3 zoning district along Lee Road, and possibly adjacent portions of Chagrin Boulevard, using the Commercial Mixed Use (CM) district (Section 1234.06) as a starting point. The new zone will address Transit Oriented Development (TOD) zoning and mixed-use development while recognizing established uses along the corridor. The consultant will update the zoning ordinances and zoning map of the City of Shaker Heights, specifically to:
1. Create a new Commercial Mixed Use/Transit Oriented Development District in and around the Chagrin-Lee commercial district south and west of the intersection of Lee Road and Chagrin Boulevard, assign a new section number, and adjust other sections to reflect the new section.
2. Review existing Sign Regulations (Chapter 1250) and recommend regulations for a new local sign district for Lee Road.
3. Evaluate existing Landscaping and Screening Regulations (Chapter 1253) and recommend any changes to that Chapter, as well as landscaping regulations for the new zoning district.
4. Minor changes to other sections of the zoning ordinances as determined by the City and consultant.
5. Clean-up ordinances.
