We leave Contrac Place pacs in each and every units in the space between the doors, it's out of sight. They are super cheap and a proactive way to handle to situation. We check these every time a unit opens to see if there is any evidence and replace if needed.
If you already have mice, which sounds like might be the case, go get the old fashioned mouse traps and put some Peanut Butter on them. Get the key for the unit so you can access to check for the rodents. Also remind the tenant that NO FOOD is allowed to be stored or eaten on property.
