What is required to notify tenants that their unit will be sold at public auction? I currently send certified letters with signature required cards. It takes up to 90 days to get the cards back and the sale has already taken place.

Also, a recommendation: Check out SimpleCertifiedMail.com. It has solved several problems for us.
1) No wasted time at the post office (or missed rentals while away from the facility).
2) Instant electronic delivery confirmation. Far more effective than the card system employed by the USPS.
3) The window envelopes are shipped to you. All you do is enter tenant info on the website, print, stuff the envelope, drop in the mail.
We've been using them for years and highly recommend them. Give them a try. I don't think you'll be disappointed. Best of luck.

If you are using the most recent NCSSA "sanctioned" lease or the one just prior the current, you can simply send the Lien Letter via email or Registered Email and post the auction on the NCSSA website or another commercially feasible location. If you are doing your auctions online that posting is adequate. If not, you just need to send it Certified mail.
