American Disability Act

Highway 69 Storage - Mary Wiegold

Is there any law that Storage Facilities must adhere to through the American Disability Act? Is there a specific requirement for the Storage Facility to have handicap accessible units? Would appreciate your response.....

Yes. 5% off the first 200 units and 2% of units there after. Attached is an article about it.

Hi Mary,
Nothing has been passed regarding preexisting facilities. This is primarily for newly built, or renovation being done at properties.

Having so many units set aside absolutely includes ALL facilities per Zucker.
This became a topic of discussion several years ago when "ambulance chasers" were calling older storage facilities asking if they were ADA compliant after the March 2012 guidelines changed. There are somethings like bathrooms and ramps that don't have to be changed because its "overly burdensome". Unfortunately, putting ADA complaint straps, signs and door ramps(if necessary) does not count as "overly burdensome".

Kevin is correct. Older/existing facilitaties are not Excluded from being in compliance with the ADA Law for storage facilities.

Thank you for the responses to our question regarding ADA handicap units.
We have determined the number of units we should have at our facility. however at this time we do not have enough vacant units available to meet the requirement.
Can we meet our requirement by identifying the units with the handicap sign and the door pulls, but be able to rent them whether the tenant needs a handicap unit or not?
