We had a unit leak, we found the problem was that a couple screws in the roof panel were loose. The items that were damaged were 2 vintage tables, a vintage chair, a stereo system, and a mattress topper. I am trying to figure out if we are responsible to pay them for the lost items or not.

Eddie is right, the NCSSA is rather black and white about this. The owners are not responsible for the damage. Hopefully you offer some kind of insurance program that will help them out. Before we started offering insurance, we cut a couple checks. Just make sure they sign something that it's a total and complete settlement.

If you are using our NCSSA lease as we do it is our understanding that the customer is responsible for their contents. If you don't already offer and encourage they have their contents insured I would start! I had a roof leak that caused minor damage and I gave my renter a token check for part of his loss as a good will gesture. I kept a loyal customer! Good luck!
