What type of water tight roofing or coating would you recommend?
Our metal storage buildings are getting up in age and we want to protect the roofing from wear/water damage due to roof screws loosening.

Mary,

My name is Josh Lubenow and work for Simon Roofing. We are a manufacturer and installer of liquid applied systems for metal roofs. After installation of our system is complete you would get a 10-15 or 20 year NDL labor and materials warranty depending on the system you choose to go with.

We have used Centimark Corp. but they are pricey. They do a very thorough job and we have used them to replace loose screws as well as adding a waterproof membrane to a roof.

Mary,
We would recommend using a high solids silicone. They allow for expansion and contraction in the metal roof though temperature changes. With the appropriate preparation and qualified contractor, you can get up to a 20 year manufacturer’s material and labor warranty.

With proper care and maintenance a roof coating system can extend the life of your existing roof for many years, for a fraction of the cost of a traditional reroof.

After 30 years in the business, suggest tightening/replacing screws. Eventually you will have too tighten/replace screws and having to remove coating is a huge, time consuming chore.

Thanks for the recommendation....
we agree with the oversize screw replacements. But........where do we find silo calking?
