I use a concentrate from True Value Hardware around the perimeter of my units between tenants. Look for their "Green Thumb Concentrate Lawn & Garden Insect Control" with permethrun 2.5%.

This was one of the only options I could find that was listed to control spiders and it does seem to help. I have Orkin handle the exterior of the property.

We have a quarterly maintenance contract for the exterior of our buildings with a local pest control service. In addition when a unit is vacated we clean, sweep and perform our normal maintenance. At that time we also place Contrac Pellet Packs for mice control
(Pestrong.com) and spray for spiders.
