I actually had the same question a year or so ago and reached out to Scott Zucker. I was told that since it is advertised as a “public sale” you cannot prevent them from attending/bidding on the unit.
They must obey all rules and if the don’t or cause a disturbance or are unruly, you can prohibit them from attending and they must leave.
I would also suggest that you use a collection agency for any account that is left with a balance.
