Tenant running a motorcycle repair shop out of their storage unit

Need help with an issue with a tenant that has be asked to vacate the facility the end of this month because they have been running a motorcycle repair shop out of their storage unit. If he does not leave what action do we need to take to get him out? Thank you.

Have you officially terminated his lease? If so, and he is not out of the unit, you take ownership.
