Pricing for storage units in Mint Hill

Superior Storage - Gail Black (New Member)

We are opening a self-storage facility in Mint Hill and I am needing to get some pricing on what the going rate is for storage units in that area. Can you help?

Gail: the easiest thing to do is cruise websites of your competition, as well as shop the stores personally or by phone to collect pricing. With a new store, you have options, but the most common are either to set your rates slightly below the market average to promote a steady and rather quick lease-up without creating too much variance OR if you feel your product will be superior to the existing supply, you can attempt to "reset" the market and establish rates slightly higher than the market average, especially if they are lower than you were hoping for. It takes time to do but you will learn what selling points you can use and where you should/could be priced. I really think this is the most helpful thing I did when I got into the industry. Gail, we all have rented at lower rates to fill a new or expanded facility but don't become complacent. Once you've reached a comfortable occupancy level I would adjust my rates upwards for your sake and your competitor sake. I was guilty of not doing this!
